Rating

Rating Law has changed over the years and is more closely associated with rents achieved on full repairing and insuring Leases where properties are assumed to be let from year to year. The basis of the rent is the estimated value of the property as at valuation date and the rateable value will come into force at least two years after this date.

The Practice advises clients of their Rights of Appeal, assists in the completion of rating returns and provides general advice in relation to minimising their rateable value.  The Practice is involved with rating negotiations with the District Valuer and attending Rating Tribunal Appeals.

Party Wall etc Act 1996

The Practice periodically undertakes work relating to party walls and structures in accordance with the Act and in following RICS guidance notes Party Wall Legislation & Procedure. The work can involve working for either 'the building owner' or 'the adjoining owner'. The Act is intended to 'smooth the way' to allow works to be undertaken in accordance with set and specific criteria set down in the Act with provision for safeguards and dispute resolution to protect the parties.
