Building SurveysNormally recommended for older properties where the property is evidently in disrepair or where it is suspected there may be structural problems. Alternatively the report will be suited for the purchase of unusual properties, built of clay or chalk cob, or properties with thatched or older clay tiled or slate roofs. A thorough examination is made of all visible and accessible parts of the property. The report describes the constructional detail, condition, defects and recommended remedies. It is designed to be understandable to the layman with an absence of technical jargon and to be a useful tool in planning any purchase or future remedial programme. Peter will inspect as much of the surface areas as is practicable. The roof and other areas are inspected from ground level or nearby available vantage points or where access can be obtained from a surveyor's three metre (10ft) ladder. In accordance with the RICS standard conditions, Peter will not inspect covered, unexposed or areas which are not readily accessible.
The services are not normally tested. Peter will undertake a visual inspection and will advise whether further tests are considered advisable. Where specialist tests and reports are required, this work is an independent exercise to the survey. Peter can assist in arranging such tests, subject to any necessary consents being obtained. A copy of the Practice's Conditions of Engagement for a Building Survey is available for inspection and is sent to prospective buyers on commissioning a report. |
